Whilst the auction market continues to produce healthy clearance rates in the mid seventies it is the private sale market that is exceeding expectations.

This is due to the fact that the median price of a house sold by private sale is lower than those sold at auction indicating that buyers in the middle and affordable segments of the market are dominating residential property sales.

The REIV March quarter figures show a 3.1 per cent decline in the Melbourne median house price, highlighting the impact of the slowing economy and importance of the financial assistance to first home buyers.

It is clear from the figures that the first home owner’s financial assistance has been critical in driving demand for housing over the last few months. The fact that 15 of the 20 top growth suburbs for the quarter have a median price of under $500,000 is a sign of first home owner activity as the maximum grants are only available for homes under that value.

From an overall perspective there is no doubt that the long term strength of the local property market will be influenced by the health of the economy and given that the first home owners grant is still with us it should stay steady.

And a quick look at the rental market from the REIV’s March rental vacancy figures, Melbourne is still in the middle of the tightest rental market for a quarter of a century and the extension of the bonus will help renters purchase their first home.

In March the rental vacancy rate for Melbourne remained static at 1.4 per cent indicating that in combination with the increasing population there is strong underlying demand for housing. We hope more renters take the step into ownership.

Interest rates at an all time low

The economic downturn is providing a much needed respite in interest rate movements. Credit policy too tight

The government should be insisting banks loosen their credit policies, said Firstfolio CEO Mark Forsyth.

“It’s a little bit risky, but if the government wants to get momentum back into the market, it should tell banks to stop tightening credit. After all, it’s guaranteeing the funds.” he said.
According to Forsyth the government’s role is to solve the problems plaguing the market and not to ‘prop up’ banks.

“The government should assess what each banks’ lending criteria is,” he said. “Lenders shouldn’t be allowed to just sit on the money and make their results look good.”
