It has been my experience that many Vendors fail to achieve an optimum sale price due to a bad choice of agent, poor advice or a feeling of being pressured to sell.
In order for a Vendor to achieve the highest selling price, they need an experienced hand to guide them with impartial and strategic advice relating to the timing, method of sale, advertising campaign and the negotiation process.
I have no allegiances to any other organisation, as such my clients are assured that my company only looks after the interests of the vendor (seller) throughout the entire selling process.
We will:
Provide you with an independent and objective opinion of value on the subject property after careful comparison of similar sold properties and arrange further appraisals from other estate agents (if required)
Recommend and interview prospective selling agents on your behalf. Or we can attend interviews with you, in order to recommend the appointment of an agent, who in our opinion, will conduct the sale in the most professional manner·
Recommend the most appropriate method of sale independent of the estate agent’s proposal
Negotiate a fair and reasonable selling commission on your behalf with the selling agent
Advise you on how to achieve the optimal result through the correct timing, advertising and presentation of the property.
We will even go as far as organising tradespeople for you and instructing them as to what needs to be done
Liaise with the agent and you throughout the marketing campaign to ensure your complete satisfaction
Complete the final negotiations on the sale price, to ensure that the optimum price is achieved
Best of all my cost is covered within the fee payable to the agent. The amount will be apportioned to the level of professional expertise we bring to the marketing and negotiation process. As a guide this is usually between 30%-40% of the agreed selling commission fee.
It is important to note that we do not accept any remuneration or incentives for referrals to any service providers.
